Property

Policy Period: July 1, 2017 – June 30, 2018

The University insures real (buildings) and business personal property (UCF equipment, furniture, supplies, etc.) through the State Risk Management Trust Fund, administered by the Florida Department of Financial Services, Division of Risk Management. Leased or loaned business personal property is NOT COVERED under this policy. The following outlines the coverages, exclusions and specifications of the Property policy. Please note that some of the additional coverages have sub-limits and the information provided is only a summary of the benefits; the actual policy will govern. The following is the current Property Insurance Certificate.

If your department, division, unit, etc. has encountered a loss covered under this policy, please notify EH&S Risk Management immediately and complete the following Property Claim Form. Submit the completed form via email, fax or inter-office mail with photographs of the damaged property. If you have any questions, please contact EH&S Risk Management.

Coverage

  • Fire, lightning, explosion (excluding losses covered under Equipment Breakdown policy), windstorm or hail, smoke, aircraft or vehicles, riot or civil commotion, sinkhole collapse, and flood.

Coverage Territory

  • Limited to Buildings on State Property Schedule and Business Personal Property within 100ft of the Scheduled Buildings.

Covered Property

  • Building: completed additions; permanently installed fixtures, machinery and equipment; personal property used to maintain or service the building including fire extinguishing equipment, outdoor furniture, floor coverings and appliances used for refrigerating, ventilating, cooking, dishwashing or laundering.

  • Business Personal Property: furniture and fixtures; machinery and equipment; stock; other personal property owned and used by UCF; improvements and betterments as a tent.

Additional Coverages

  • Debris Removal: cost to remove debris of Covered Property caused by Covered Cause of Loss, excludes extraction for pollutants.

  • Preservation of Property: cost to move Covered Property to prevent loss or damage by a Covered Cause of Loss, but loss must have occurred within 30 days of move.

  • Newly Acquired or Constructed Property: coverage for Buildings and Business Personal Property, for 30 days once acquired.

  • Trees, Shrubs and Plants: extends coverage caused by or resulting from the following losses: fire, lightning, explosion, riot or civil commotion or aircraft.

  • Leased Buildings: coverage for leased buildings with the approval of the Division of Risk Management and required by the lease agreement.

Excluded Property

  • Animals; foundations of buildings; land; Business Personal Property while airborne or waterborne; vehicles or self-propelled machines (including aircraft or watercraft); signs; Fine Art, manuscripts, artifacts, relics and bullion; money or securities; and surplus property.

Excluded Coverages

  • Ordinance or law; earth movement; governmental action; nuclear hazard; off-premises services; war and military action; and water.

Deductible

  • All Losses, except Flood: $2,500
  • Flood: $1,000

Valuation

  • Actual Cash Value: replacement cost minus depreciation.
